ROOF WEATHERPROOFING

It's the details that keep water out.

Flashing creates weather-resistant junctions around some of the most exposed parts of a roof.

Ageing, loose or poorly fitted flashing can allow rainwater to reach areas that should remain protected. The appropriate solution depends on the condition of the materials, the roof design and the source of any leak.

WHY FLASHING MATTERS

A small defect can cause a frustrating leak.

Water stains near a chimney or adjoining wall may be caused by damaged flashing, but the source is not always obvious. The surrounding roof coverings, mortar and junction details should also be considered.

  • Discuss visible signs of wear or water ingress
  • Consider the condition of adjoining roof materials
  • Identify whether repair or replacement may be appropriate

FREQUENTLY ASKED QUESTIONS

Leadwork & flashing FAQs.

These answers are general guidance; every roof needs its own assessment.

What does roof flashing do?

Flashing helps prevent rainwater entering at joints, edges and changes in roof construction, such as around chimneys and walls.

Can damaged lead flashing be repaired?

Some localised defects may be repairable, while badly worn or incorrectly fitted flashing may need replacing. The condition should be assessed first.

Does a leak near a chimney always mean the leadwork is faulty?

No. Water can also enter through mortar joints, tiles, slates or other adjacent details. An inspection can help establish the likely source.

Can I inspect flashing myself?

Do not climb onto the roof. If safe, take photographs from ground level and contact a qualified roofing professional.
